Pearland Town Center
Located at FM518 and Highway 288, this signature, open-air, mixed-use destination will include a 718,000-square-foot lifestyle center anchored by fashion department stores Dillard's and Macy's. In addition, Pearland Town Center will offer office and multi-family residential space above the retail, a 250-acre lake, and miles of walking paths and parks, creating a truly urban experience. The community will benefit from the shopping, dining, living and entertainment destination through the creation of an estimated 1,500 jobs and approximately $250 million in sales annually.

Shadow Creek Ranch Town Center
Located on the northwest corner of Highway 288 and FM 518, Shadow Creek Ranch Town Center will have a unique blend of grocery-anchored large format space, specialty soft goods retailers, restaurants and service retail. Designed in an upscale Mediterranean village setting with various landscaped pedestrian venues, the center will have a Spanish Eclectic Style with red tile pitched roofs and asymmetrical facades with colors that reflect the earthy palette of the site's landscape. Academy Sports and Outdoors is already open for business. The Spectrum at Clear Creek
The Promenade Shops at The Spectrum will be anchored by a 31,000-square-foot Bass Pro Shop and upscale seafood restaurant. It will also feature a host of shopping, dining and entertainment options, all nestled between a combination of covered walkways, breezeways, vine-covered trellises, fountains and three lakes. This development will also include The Spectrum Commerce Center, a 200-acre, mixed-use business, retail, and technology park. The Spectrum will be located on the southwest corner of Highway 288 and Beltway 8.

Water Lights
Presidential Park at WaterLights, a new development within what will be the WaterLights District, will feature 18-foot
statues of all 42 U.S. presidents designed by internationally acclaimed artist David Adickes.The Presidential Park will provide an ideal setting for new restaurants and shops,The presidential statues will be a significant tourism draw, creating a lot of customer traffic for the businesses that locate there.The park is part of the district, which will be a 50-acre, mixed-use project off of Highway 288 at South Spectrum Boulevard, just south of Beltway 8. The project is expected to open in summer 2008.

Shadow Creek Ranch Village
Crosswell Greenwood Development is developing a 220,000-square-foot Community Shopping Center in Shadow Creek Ranch, ideally positioned on Shadow Creek Parkway between Highway 288 and Kirby Drive. A Walgreens is already open at the corner of Kirby Drive and Shadow Creek Parkway and several other stores are open.
The development will offer prime in-line and pad tenant opportunities for retailers, financial institutions, restaurants and other service providers.

HCA Pearland Medical Complex
HCA Affiliated Hospitals have opened their new Pearland Medical Complex in Shadow Creek Ranch. The new healthcare facility is located on the southwest corner of Shadow Creek Parkway and Highway 288.
The Pearland Medical Office Building offers 81,500 square feet of medical facilities, including an emergency center, imaging and diagnostic testing, laboratory services and physician offices. The new Emergency Center is open 24-hours a day and staffed with physicians, nurses and technicians and the Imaging department offers diagnostic radiology, ultrasound, mammography and a MRI.
The new $22 million medical complex is estimated to employee 40 healthcare professionals.

Memorial Hermann Pearland Medical Office Outpatient Center
The Memorial Hermann Pearland Medical Office Outpatient Center is an 80,000 square foot Class “A” facility. The project is dedicated exclusively to the practice of medicine and related services, providing a multi-specialty medical community environment for physicians and patients. Memorial Hermann is the anchor tenant with an Ambulatory Surgery Center and a full-modality Outpatient Imaging Center.

New Alvin ISD Schools
Several new Alvin ISD schools are opening in and around Shadow Creek Ranch. The new Laura Ingalls Wilder Elementary School is opening in Shadow Creek Ranch this fall. The new Nolan Ryan Junior High School in Shadow Creek Ranch will open in the fall of 2008. The new Manvel High School opened in the fall of 2006 with approximately 700 9th and 10th grade students. The 2007-2008 school year has 9th,10th and 11th graders and the 2008-2009 school year will include 9th,10th, 11th and 12th grade students. Located on 100+ acres at Highway 6 and McCoy in Manvel, the school is approximately 11 minutes from Shadow Creek Ranch. Phase I is complete. It is 220,113 square feet and will accommodate 1,500 students. The second phase will be 103,960 square feet and accommodate an additional 1,000 students. Construction is contingent upon bond election.

Kandiland
Kandiland Day School of Shadow Creek located at 2045 Reflection Bay Drive in Shadow Creek Ranch, just north of the neighborhood of Mallards Landing. Kandiland is a family-owned and operated business and has been since 1985. They are committed to providing a safe, fun and happy place for children. They have two beautiful baby rooms, and a toddler room filled with age-appropriate centers and activities. They are presently using the Christian-based A Beka curriculum in their toddler through pre-K program. They have a fun-filled school age program providing both before and after school care, including transportation to and from school.

Kids R Kids
The new Kids R Kids day care center is scheduled to open November 14 with classes beginning November 28. It is located at 12015 Broadway Street at Half Moon Bay just next to the neighborhood of Half Moon Terrace. The owners of Kids R Kids, Ruby and Opie Baath are residents of Shadow Creek Ranch and their two children attend Mary Marek Elementary School.
Opie’s background is in Computer Science. Ruby has a teaching degree in early childhood and has over 15 years experience as a teacher and director. They clearly understand the needs of working parents and peace of mind that comes with being assured that your child is in a safe, clean and nurturing environment. Their primary goal for the community is to create a positive and safe place for children to grow and learn. They are very proud to provide the most innovative facility and effective programming for children six weeks through twelve years.
Their center is approximately 17,000 square feet with 10 classroom suites, a cafeteria, a resource room, a large activity gym for before and after school students, and four large play areas separated by age groups. They will offer an array of enrichment activities varying from gymnastics, dance, computer training and foreign language classes.
